KTIMIO is a beta property-intelligence and catalog service. It is not a certified appraiser, broker, lawyer, engineer, tax adviser, bank or investment adviser.
Indicative outputs
Numbers are produced from versioned rules and user or source inputs. They do not guarantee market value, a transaction price or a future outcome. When critical market evidence is missing, KTIMIO must abstain rather than present unsupported precision.
Duty to verify
Price, area, condition, title, permits, possession and other material characteristics must be checked against official documents and by the appropriate qualified professionals before any decision, offer or transaction.
Direct submissions and photographs
By submitting a listing you state that you are the owner or have an express mandate or authorization, and you grant KTIMIO a non-exclusive licence to display the fields and photographs selected for publication. You remain responsible for accuracy, legality, image rights and prompt withdrawal. Listings expire after 60 days without renewal, material edits return to moderation, and KTIMIO may request evidence, correct, reject or remove a submission. A rights review or “verified” label is not technical, legal or valuation due diligence.
Property enquiries
When sending an enquiry, you ask KTIMIO to disclose the submitted contact details only to the advertiser for that property. KTIMIO is not a party to any brokerage agreement or transaction between the parties.
Third-party URLs and content
Submit only URLs and information you are entitled to use. The service does not grant rights in third-party descriptions, images, databases or personal data and must not be used to bypass authentication, CAPTCHAs, anti-bot measures or other access controls. Public availability alone does not authorize republication or model training.
No transaction guarantee
KTIMIO does not guarantee a sale or rental price, financing decision, property condition, legal status, availability, identity match, complete listing history or investment return. Evidence coverage, confidence and explicit data gaps form part of every supported result.
Beta availability and commercial release
Features, limits and availability may change during beta and no service-level agreement is provided. Content may be corrected or removed at the request of a source, rights holder or submitter. Before payments are enabled, KTIMIO will publish final terms identifying the legal entity, pricing, refund rules, tax treatment and applicable data agreements.
