ENKTIMIO · PRINCIPLES
Why KTIMIO exists
For many people, the largest purchase of their life begins with one listing and ends across dozens of disconnected tabs. KTIMIO organizes the evidence behind the price without promising certainty the data cannot provide.
A price is not knowledge
The asking price is the seller’s position, not proof of market value. Even a recorded transfer needs interpretation: its date, the right and ownership share transferred, property condition and transaction circumstances can change what the number means.
A useful assessment connects the property’s characteristics to relevant comparables, time, micro-location, legal and technical condition and total acquisition cost. Every conclusion should lead back to its source and the assumptions that produced it.
A property truth layer, not another shop window
KTIMIO’s first product does not depend on operating the largest listings catalogue. It starts with the problem that remains after someone has found a property: what is known, what is merely claimed, what changed, which value indication is supported and what must be checked before a decision.
The same property can appear with different descriptions, areas or prices. The system therefore needs one controlled property identity, a ledger of appearances and a clear distinction between a live listing, a historical observation and a verified fact.
Evidence before confidence
The product separates seller or source claims, user-confirmed information, official data and independently verified records. They do not receive equal weight simply because they share a screen.
If precise location, legal area, condition or relevant market evidence is missing, the result should widen its range, reduce confidence or abstain. Abstention is more useful than an impressive number that cannot be audited.
We do not sell certainty the data cannot support.
What it gives a buyer
A buyer needs a decision sheet: asking price against supported indications, total cost, key risks, missing documents and questions for the engineer, lawyer or tax adviser. KTIMIO does not replace these professionals; it organizes the work before and around their due diligence.
The product makes the reasoning visible. A user can change an assumption, challenge a comparable and see what actually moves the conclusion.
What it gives a professional
An agent needs a fast but auditable CMA, provenance, appearance history, an adjustment ledger and a report that survives an owner’s questions. A valuer or analyst needs versioned inputs and an audit trail, not a black box.
Both use the same foundation: one property identity, sources with usage rights, time-stamped observations and methods that state when they are suitable. This is where trust and, later, recurring professional revenue can be built.
The promise and its boundary
KTIMIO commits to showing sources, dates, verification status, assumptions and methodology version. It does not claim that every property can be valued, that every public record is complete truth or that a statistical indication is a certified appraisal.
Performance must be measured on out-of-sample transactions and by segment. Until evidence is sufficiently representative and licensed, results are described as indications or scenarios—never as a guaranteed error rate.
