ENKTIMIO PRO · CMA

CMA for agents: a report that survives questions

A strong CMA is not a screenshot of average asking prices. It is a repeatable pricing case built on property identity, a comparable ledger and explicit adjustments.

01

Lock the subject property

Before selecting comparables, confirm address, type, legal area, floor, condition, parking, occupancy and the valuation date. A wrong identity can produce a convincing but wrong CMA.

02

Separate asking from closing

Active listings show competition and expectations. Verified closed transactions provide market evidence. They should remain in separate evidence classes.

03

Keep an adjustment ledger

Every adjustment needs direction, size, rationale and source. The owner should be able to challenge one assumption without collapsing the whole analysis.

04

Where KTIMIO PRO helps

It connects source URLs, snapshots, cross-source matches, property facts, method outputs and missing evidence in one private case. Broad listing history only activates through licensed or opt-in feeds.
